Yes — permitting is included in our scope. We prepare and submit permit applications, coordinate with the relevant building department, schedule inspections, and manage the process through final sign-off. You don't need to interact with the building department at any point.

Yes. IVG works with an approved lending partner and can connect qualified clients with financing options for renovation and construction projects. Ask about financing when you request your estimate.

We serve Miami-Dade, Broward, and Palm Beach counties — the full South Florida tri-county area. That includes Miami, Coral Gables, Doral, Brickell, Hialeah, Kendall, Fort Lauderdale, Weston, Hollywood, West Palm Beach, Boca Raton, and all municipalities in between.

Commercial projects follow the same licensed, permitted, managed approach as our residential work — including coordination with the building department for Certificate of Occupancy.

Yes. All IVG construction meets or exceeds current Florida Building Code requirements, including impact-resistant openings, hurricane strapping, and wind-rated roofing systems. This applies to new construction, additions, and covered outdoor structures.

Yes. IVG manages the complete 40-year (and 30-year) structural and electrical recertification process required in Miami-Dade and Broward counties. This includes structural inspection, coordination with a licensed engineer of record, required repairs, and final county sign-off.

Yes. We regularly work in HOA-governed communities throughout South Florida. We review HOA architectural guidelines before design is finalized, prepare HOA approval packages, and coordinate with property management as needed.

No. IVG operates as a general contractor — we manage the full project including any specialty trades (MEP, structural steel, tile, etc.). You have one point of contact. You do not need to coordinate or supervise subcontractors.

It depends on the scope. For kitchen and bathroom remodels, many clients stay in the home — we phase work to minimize disruption and contain dust with temporary barriers. For full gut renovations or structural work, we'll advise on whether temporary relocation makes sense.

Yes. We assess and remediate unpermitted work, bring structures into code compliance, and resolve outstanding violations with the building department. This is part of our general contracting and 40-year recertification services.
