Common Questions

What is a 40-year recertification?

Florida law requires buildings 40 years or older (and every 10 years thereafter) to be inspected by a licensed engineer to confirm they are structurally sound and safe. Miami-Dade and Broward counties enforce this requirement, and failure to comply can result in building closures and fines.

What happens if my building fails the inspection?

If deficiencies are found, you'll receive an engineer's report listing required repairs. IVG manages the full repair scope, re-inspection scheduling, and county sign-off — turning a stressful process into a straightforward one.

Can you help resolve county code violations?

Yes. We handle code violation remediation for both residential and commercial properties, including pulling permits for previously unpermitted work, making required corrections, and obtaining final inspection approvals.

Do you work on condo buildings and HOAs?

Yes. We regularly work with condo associations and HOA boards on recertification projects, providing detailed scopes, progress documentation, and resident communication support.

Do you handle the county paperwork?

Entirely. We submit all permit applications, respond to plan review comments, schedule inspections, and communicate with the building department on your behalf. You don't need to deal with the county.

Can you pull permits for work that was done without permits?

In many cases, yes. The process (called a "permit pull-through") involves inspecting the existing work, making any corrections needed to meet current code, and obtaining a final permit closure. We assess this case-by-case.
